Take a lot of good photographs. You have to expect that buyers will look at your property online before they decide to take the time to visit it in person. You’ve decided to try to sell your Brooklyn home for sale by owner (FSBO). One of the many tasks you’ll be performing is showing your home to potential buyers.  You won’t personally know most potential buyers, so be sure to take precautions to stay safe.  After all, these are strangers you’re allowing into your home.

Here are six tips to protect your safety when showing your Brooklyn home for sale by owner (FSBO) to potential buyers:

1. Pre-qualify potential buyers. The most basic thing you want to do is determine if a potential buyer can afford to buy your home.  The best way to do this is to require that the potential buyer give you a copy of their pre-approval letter before scheduling a viewing of your home.  Buyers who are not serious about buying within the next few months will not have bothered to get pre-approved, and buyers who cannot afford your home will not be able to get a pre-approval letter.

2.      Use a sign-in sheet. Keep a sign-in sheet near the entrance to your home.  Have everyone who comes to view your home fill out his or her name, address and phone number on the sheet as soon as they enter.

3.      Stay with them while they tour your home. While you don’t want to hover over their shoulders, don’t allow them to wander around your home by themselves.

4.      Have someone else with you. Don’t be home alone.  Have your neighbor, a friend or family member with you at all times.

5.      Hide valuables. Do not leave money, jewelry or other valuables where they can be seen or easily taken.

6.      Require an appointment. Whether you’re selling your home as a FSBO or with a  real estate agent  requiring an appointment allows you to keep a normal schedule.  You don’t want people touring your home while you’re eating dinner or taking a nap.   If a buyer is really interested, he or she will not have a problem making an appointment.

Pros of buying a FSBO

  • You get the house you want. If the home of your dreams happens to be a  Brooklyn home for sale by owner, don’t worry.  You can still have your Brooklyn real estate agent represent you while buying the home.  That way you get the home you want with a knowledgeable agent looking out for your best interests and helping you get the best price and terms.

  • Homeowners may withhold important information. Even though homeowners are required by law to disclose any information that would impact the buyer’s decision to purchase the property, they may not.  They may intentionally withhold the information to get you to buy the house, or they may unintentionally withhold the information because they don’t know that it’s the law.
  • Difficult negotiations. Sellers may refuse to lower the price of their homes, even if the homes are overpriced, or they may not want to pay for needed repairs.  The home owner is also more personally connected to the property than a real estate agent would be and therefore may be more sensitive to any form of critique.

Selling Brooklyn New York Real Estate: FSBO vs. REALTOR®

The ongoing debate as to whether selling your Brooklyn New York real estate is better as a FSBO or with the help of a REALTOR® just got some new ammunition.  The new survey supports past findings that using a REALTOR® is more beneficial to Brooklyn New York real estate sellers.

The survey, conducted by HomeGain.com, a leading online real estate resource that connects home buyers and sellers with real estate professionals, surveyed over 1,000 homeowners.   Here’s what HomeGain’s survey found:

  • 83% of homeowners surveyed said they used a REALTOR® to sell their home and 17% said they tried to sell their home on their own.
  • 59% of homeowners that used a REALTOR® to sell their homes were successful vs. 39% of FSBO’s, reflecting a 50% higher closing rate for those home sellers using a REALTOR®.
  • 81% percent of homeowners that used a REALTOR® to try and sell their homes said they would use a REALTOR® again for their real estate needs.
  • 88% of homeowners who sold their homes using a REALTOR® said they would use a REALTOR® again.
  • 71% of FSBOs who managed to sell their Brooklyn homes on their own said they would try and sell their Brooklyn homes on their own again.
  • 24% of FSBOs eventually enlisted the aid of a REALTOR® to help sell their homes.

There are a few misconceptions about buying Brooklyn real estate for sale by owner (FSBO).

Sellers aren’t Serious

Some buyers think that the seller isn’t serious about selling the house, that they’re just testing the market.  While this is true in some cases, most sellers are serious and will accept an offer that is close to the asking price.

There’s Something Wrong with the Home

Sometimes Brooklyn real estate for sale by owner sits on the market for a while.  Generally, it isn’t because there’s something terribly wrong with the house.

It may be because the owner isn’t open to negotiations on the sale price.  More often, it’s because the owner doesn’t have the experience marketing and showing homes to potential buyers that a real estate agent does.  A typical owner isn’t likely to have the time to properly market the house. If there aren’t enough buyers looking at the house, it’s going to be harder to get a good purchase offer.

5 Tips For Selling Your Brooklyn Home on Your Own

Sometimes sellers want to try to sell their Brooklyn homes on their own.  That’s called selling your home “For Sale by Owner” or FSBO for short.

If you’d like to give FSBO a try, here are some tips:

1. Prepare your home for sale. Go through your Brooklyn home and make a list of repairs that need to be done. Clean your carpets. Repair the grout in the bathroom. Remove dead plants from your yard. Paint the interior. Wash the windows. Make sure you home looks as good as possible.

2. Choose a fair selling price. Look at what the houses in your area are selling for to get an idea. You should hire a professional appraiser to assess your home. Of course you want to make as much money as possible, but you also have to have a reasonable asking price if you want anyone to look at your home.

3. Advertise your home. Put a sign in your front yard. Create a flyer.  Place your home in MLS (Multiple Listing Service) through a realty service. Post information online. Spread the word to everyone you know. People need to know your home is for sale.

4. Get help with the legal issues. Selling a house involves several legal documents. You need someone to help make sure everything is complete and correct.  If you don’t want to work with a real estate agent, consider hiring a real estate lawyer to handle the paperwork.

5. Know when to ask for help. At some point selling your home on your own may not be a good idea. When you feel like you’re in over your head or just frustration, call a professional.  A good rule of thumb is to try selling your home as a FSBO for 30 days, then reassess.
